Assembling a single property investment requires strong cornerstones: land or an existing property for development (usually with planning permission already in place); suitable location; acquisition and construction costs at levels that can generate exciting returns. Machin Investments strives to find projects that attract minimal downside risk, as well as healthy upside potential, to help exceed investors’ expectations.
FINDING THE SITE
We have the ability and tenacity to unearth great opportunities. Our extensive network of contacts in the South East, including auction houses, estate agents and insolvency practitioners, regularly presents us with properties – often off, or ahead of, the market.
We’ll review hundreds of properties before creating a shortlist for the next stage – detailed due diligence. We aim to buy properties below market value, producing detailed financial analysis to satisfy ourselves, our investors and financiers of the expected risks and returns. By producing conservative forecasts based on comparable sold properties, we contribute to our goal of under-promising and over-delivering.
FINANCING & ACQUISITION
For each project we use a Special Purpose Vehicle (SPV). This allows us to contain the risks and create tax-efficient structures, including Entrepreneurs’ Tax Relief. Every investor receives a share of the profit. Working closely with our legal and accounting team, we provide shareholder and investment agreements as part of our impeccable corporate governance to create a totally transparent process.
Once an investor has agreed to join a project we work with our trusted network of senior debt financiers – fund managers, brokers and merchant banks – to execute the acquisition diligently and quickly. Our reputation for combined speed and accuracy has allowed us to develop vendors’ trust and create a strong project pipeline.

We manage construction contracts meticulously, negotiate material costs and monitor progress. By only using trusted project managers and contractors, we know we can rely on absolute attention to detail while working to the highest quality standards and practices. Our in-house skills and those of our contractors, combined with a desire to work efficiently, ensure projects are completed as quickly as possible, without compromising standards, to maximise return on investment.
We constantly review pricing to achieve optimum Gross Development Value (GDV) and often start the sales process well in advance of project completion to limit debt-servicing costs and bring forward capital returns to investors.
With our track record, we’re confident every Machin Investments project will result in a beautifully-finished property that will attract tenants or owner-occupiers. Because every project is different, our detailed knowledge of both the letting and sales markets in Brighton and the South East helps us decide the best exit plan for each project.
As with any investment, there are potential risks as well as rewards, but we – and our investors – have been delighted with the returns our projects have delivered to date. In fact, Will Machin and Josh Blakemore have personally developed properties totalling more than £10m GDV.
Investors with our projects can expect their investment capital returned, plus a share of the profits, within one to two years, though there can be no guarantees.
